Which Northwest Las Vegas Communities Actually Let You Keep Chickens, Park the RV, or Build a Workshop


Somebody asked me last week whether they could keep backyard chickens if they bought in a certain part of Centennial Hills. Simple question. Complicated answer, because it depends entirely on which specific community and which HOA, and that's true for almost everything on the list of things people ask me about once they start dreaming past "four bedrooms and a two-car garage."

RV parking. A workshop for woodworking. Room for a real garden instead of a raised bed squeezed against a fence. A detached structure for a home business. These come up constantly once families get honest about what they actually want their next place to do for them, and the answer to almost all of it comes down to one unglamorous document: the CC&Rs.

Why This Matters More Than the Listing Photos

A lot of buyers assume a bigger lot automatically means more freedom to use it however they want. Not always true. Some of the larger-lot communities in Northwest Las Vegas still carry HOA restrictions on visible RV or trailer parking, detached structures over a certain size, or livestock of any kind, chickens included. Meanwhile, some older, non-HOA pockets closer to Floyd Lamb Park allow all of it, but might come with a smaller home footprint or an older floor plan that needs updating.

There's no universally right answer here. It depends entirely on what your family actually wants day to day, which is exactly why I always start with that question before we start filtering by square footage.

A Few Patterns Worth Knowing

Newer master-planned sections tend to have more uniform HOA rules, which usually means tighter restrictions on things like visible RVs, detached workshops over a certain size, and backyard livestock, but often come with amenities like community parks and walking trails built in.

Older, established pockets of the northwest valley, particularly some of the areas without an HOA at all, tend to allow more flexibility for exactly the things people ask me about: RV parking, larger detached garages or shops, and small-scale chickens or gardening, though lot sizes and home ages vary a lot more from property to property.

And then there are properties zoned for horse or agricultural use, mostly clustered in specific pockets, which come with an entirely different set of rules and often a different price range altogether.

None of this is something you can tell from a listing photo or a Zillow filter. It takes pulling the actual CC&Rs, and sometimes calling the HOA directly, before you fall in love with a house that turns out not to allow the one thing that mattered most to you.

How I Actually Approach This With Clients

Before we tour a single home, I ask what you want to be able to do on the property, not just how many bedrooms you need. A workshop for someone who builds furniture on weekends changes the search completely. So does a family that wants three chickens and a vegetable garden, or one that just wants somewhere to park a travel trailer without getting a notice from the HOA six months later.

Once I know that, I can tell you upfront which communities are worth touring and which ones will only lead to disappointment once you read the fine print.
