Why I'd Rather Lose the Showing Than Let You Buy the Wrong Neighborhood


A family I worked with last year had fourteen days of house-hunting leave, three kids, a dog, and a very clear idea of what they wanted on paper. Four bedrooms, a three-car garage, under a certain price point. By that measure alone, I could have shown them a dozen homes their first afternoon that technically checked every box.

I didn't, and I told them why before we ever got in the car. One of the neighborhoods on their shortlist, based purely on the listing photos, would have added close to twenty-five minutes to their commute to Nellis each way, every day, in traffic patterns that don't show up on a map. I said so directly. It cost us a showing. It probably should have.

That's the part of this job I don't think people expect from a Realtor, especially ones who are used to agents in other states who just unlock doors and answer questions when asked.

What Fourteen Days Actually Requires

You already know how to buy a house. You've done it before, maybe more than once. What you don't have is local knowledge of Las Vegas, and that gap gets dangerous fast when your entire search window is measured in days instead of months.

Every neighborhood looks good in photos. A three thousand square foot house with a pool photographs the same whether it's twelve minutes from base or forty. Google Maps will tell you the mileage but not what that drive actually feels like during a shift change, or how different HOA rules are between a newer master-planned community and something built twenty years ago in an established neighborhood without one.

So before your leave even starts, we're already narrowing things down based on commute times, lot sizes, HOA structures, and whatever specifics matter most to your family, not based on which listings have the best photography.

Why I Say No to Showings Sometimes

I could fill your two weeks with every home that matches your search filters. That would be easy, and it would also waste the one resource you genuinely cannot get back on a PCS timeline, which is time.

Instead, if a property doesn't actually fit what we talked about in our first conversation, whether that's the commute, the layout, or something about the lot that the photos didn't capture, I'll tell you before we ever schedule a tour. Sometimes that means we show up to Las Vegas with a shorter list than you expected. That's on purpose. A shorter list of homes that actually fit beats a long list of homes that mostly do.

I'd rather you trust what I show you than be impressed by how many doors I can unlock in a day.

What This Looks Like Before You Land

By the time your plane touches down, you shouldn't be starting from zero. We'll have already talked through Nevada's contract process, which works differently than a lot of other states, reviewed commute realities for the communities you're actually considering, and built a short list based on what your family needs, not what happened to be listed this week.
