
You've bought and sold homes before. Maybe two or three times, in two or three different states, so you know the drill by now: pre-approval, showings, offer, inspection, closing. That experience is genuinely useful and it's part of why working with you is easy. But I still tell every PCS family the same thing before their house-hunting leave starts: don't assume Nevada works exactly like the last place you lived, because a few things are different enough to catch people off guard.
Escrow, not attorneys
In a lot of states, an attorney handles your closing. In Nevada, it's a title and escrow company. That's not a bad thing, it's often faster, but if you're expecting a lawyer to walk you through the fine print the way one did in your last home purchase, you'll want to ask your questions earlier in the process instead of assuming there's a legal review step waiting at the end.
The inspection period moves fast
Nevada's standard purchase agreement typically gives buyers a short due diligence period, often 10 days or fewer depending on the contract terms we negotiate. If you've come from a market where you had three weeks to schedule inspections and think it over, that timeline can feel tight. It's manageable, and it's exactly the kind of thing we plan around before you ever board a plane for house-hunting leave, but it's not something you want to discover on day 2 of a 14-day trip.
HOA disclosures take a specific form
Nevada requires a formal HOA disclosure packet for most communities, and it has to be provided before you can legally close. Depending on the HOA's turnaround time, that packet can take anywhere from a few days to almost two weeks to arrive. If a home you love happens to have a slow HOA management company, that's worth knowing about before you fall in love with a closing date that doesn't leave room for it.
Why I bring this up before you land, not after
I'd rather you hear all of this from me in a phone call three weeks before your trip than discover it mid-negotiation while you're trying to also coordinate movers and transfer your kids' school records. Most of what surprises experienced buyers here isn't complicated. It's just different, and different is only a problem if nobody mentions it ahead of time.
By the time your two weeks of leave start, I want the paperwork side to already feel familiar to you, so the only real decisions left are which home actually fits your family and whether the numbers work. That's the plan I build for every PCS family before their boots ever hit the ground here.
