What I collect

• Information you give me: your name, phone number, email address, whether you are working with an agent, and anything you write in a form, email, or text (such as what you are looking for in a home).
• Information collected automatically when you visit my website: your browser type, device, pages viewed, and how you arrived, through cookies and similar tools.
• Call and text records: when you call or text my business number, I keep a record of the call or message, its date and time, and the content of text messages. If I ever record a call, I will tell you at the start of the call.

How I use it

• To answer your questions and follow up about homes, the open house you attended, or buying or selling.
• To send you information you asked for, such as a listing packet or a guide.
• To send you emails and, if you agree, text messages about real estate. You can stop at any time (see below).
• To keep records, improve my website, and measure my marketing.
• To meet legal and professional obligations that apply to a real estate licensee.

Who I share it with

I do not sell your personal information. I share it only with:

• Service providers who help me run my business, such as my customer management and email/text platform (GoHighLevel/LeadConnector), my brokerage (eXp Realty), my website and listing-search provider, transaction and document tools, and advertising and analytics tools, including the Meta Pixel from Meta Platforms (Facebook and Instagram).
• Lenders, title and escrow companies, inspectors, and other professionals only when you are working with me and it is needed to help with your transaction.
• When the law requires it, such as a court order.

Text messaging: No mobile information (including phone numbers and text message consent) will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service, is permitted. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Cookies and advertising tools

My website uses cookies and the Meta Pixel to understand how the site is used, measure my advertising, and show relevant ads on Facebook and Instagram. Meta may collect information about your visit, such as pages viewed, and use it under its own privacy policy. You can block or delete cookies in your browser settings, and you can control ad settings in your Facebook and Instagram account settings.

Your choices

• Emails: click the unsubscribe link in any email.
• Texts: reply STOP to any text to opt out. Reply HELP for help.
• Your information: you can ask to see, correct, or delete the information I hold about you, or ask me not to sell it (I do not sell it). Email or call me using the contact details above and I will respond within a reasonable time.

How long I keep it

I keep contact and transaction records as long as needed for the purposes above and as required by Nevada real estate record-keeping rules, then delete or anonymize them.

Security

I use reasonable safeguards, including password-protected systems, to protect your information. No method of storing or sending information is completely secure.

Children

My services are for adults. I do not knowingly collect information from children under 13.

Changes

If I make a material change to this policy, I will update the effective date above and post the new version on this page.
