You're Not Supposed to Already Know This: What I Tell First-Time Military Buyers Who Feel Behind


I had a couple sit across from me a few months back, both active duty, both sharp, both used to being the person in the room who has the answer. And about ten minutes into our conversation, the husband stopped mid-sentence and said, "Sorry, I probably should know what escrow means already."

He didn't need to apologize. Almost nobody actually knows what escrow means until someone explains it to them once. But that moment stuck with me, because it's not really about escrow. It's about how strange it feels to be excellent at your job at Nellis, trusted with more responsibility than most people will ever hold, and then feel like a beginner the second you start talking about buying a house.

That contradiction shows up in almost every first meeting I have with a young military family.

Why This Catches People Off Guard

You're used to studying, training, and mastering things before you're expected to perform. Home buying doesn't work that way. There's no manual they hand you at your next duty station. You pick up bits and pieces from a coworker who bought two years ago, a video that may or may not still be accurate, and whatever your parents remember from buying a house back when rates looked completely different than they do now.

None of that is your fault. It's just how the information gets passed around, and it usually leaves people with half a picture and a lot of unanswered questions they're embarrassed to ask out loud.

So here's what I actually tell people in that first conversation, before we look at a single listing in Centennial Hills or Providence or Sky Canyon: you're not behind. You're early. Most people don't start learning this until they're already under contract and panicking. You're doing it before you need to, which is the smart order to do things in, even if it doesn't feel that way sitting in the chair.

What Changes Once Someone Says That Out Loud

I've watched the shoulders drop on more than one person in that moment. Once you take away the pressure to already know everything, people start asking the questions they actually have instead of the questions they think they're supposed to ask. What's a funding fee. Why does the interest rate on the pre-approval letter look different than what a friend got. What happens to the loan if orders come through in eighteen months.

Those are good questions. They're the right questions. And answering them clearly, without making anyone feel small for asking, is most of what my job actually is.

I say this often and I mean it: my job isn't to convince anyone to buy a home. It's to make sure that when you do decide, you're deciding from a place of actually understanding what you're signing, not just trusting that it'll probably be fine.
