How Do I Get a Copy of My Deed in Clark County?
Short answer: To get a copy of your deed in Las Vegas or anywhere in Clark County, order it from the Clark County Recorder's Office online, in person, or by mail. Anyone can buy a copy of any recorded document. The Recorder charges $1 per page and $4 to certify a document, and online orders add a card processing fee of 2% plus $1.25. Search by your parcel number (APN), the document's instrument number, or your name.

You might need your deed to refinance, to set up a trust, to settle a parent's estate, or just because the closing binder disappeared in the last PCS move. Good news, you have options, and none of them cost much. Here is exactly how it works in Clark County.
Where do you get a copy of your deed in Clark County?
From the Clark County Recorder's Office. When you bought your home, the deed was recorded there, and the Recorder keeps it as an official record. The Recorder's site says anyone may purchase a copy of any document that has been recorded at the office, by ordering online, in person, or by mail.
You do not have to be the owner to order a copy, and you do not need a lawyer or a title company to do it for you.
How do I get a copy of my deed online?
The Recorder lists these steps for online orders:
- Go to the Recorder's online ordering system and sign up for an account.
- Search for the record by parcel number (APN), instrument number, or name.
- Add the document to your cart. Choose "certified" when the box pops up if you need a certified copy.
- Check out and pay.
Online, credit and debit cards are the only accepted payment. You can have the copy sent two ways:
- Email: a PDF sent within 1 to 2 business days (Monday through Thursday).
- Paper: mailed by standard USPS at no extra cost. The Recorder says to allow 7 to 10 business days for domestic orders.
How much does a copy of a deed cost?
The Recorder's fee page lists:
- Plain copies: $1.00 per page.
- Certification: $4.00 per document, not per page.
- Card processing fee: 2% of the transaction total plus $1.25 for each credit or debit card transaction.
Those copy and certification amounts match Nevada law. NRS 247.305 sets county recorder fees at $1 per page for copying a record and $4 for certifying, including the certificate and seal.
Let's make this simple with an example. A three-page deed as a plain copy is $3 before the card fee. The same deed certified is $7 before the card fee.
Do you need a certified copy or a plain copy?
It depends on who is asking. A plain copy shows you what was recorded and works for your own files. A certified copy carries the Recorder's certificate and seal, for anyone who needs proof that the copy matches the official record.
Before you order, ask whoever wants the deed which kind they need. It is the difference between $3 and $7 on a three-page deed, so ordering the wrong one is a small mistake, but it can cost you a week of mail time.
Can you get a copy of your deed in person or by mail?
Yes. The Recorder's main office is at 500 S. Grand Central Parkway, 2nd Floor, Las Vegas. In person, the Recorder accepts credit or debit cards, cash, money orders and cashier's checks in U.S. dollars from a U.S. bank, and company checks. Personal checks, foreign money orders, and foreign cashier's checks are not accepted.
For mail orders, the Recorder says to make a cashier's check or money order payable to Clark County Recorder. Check the Recorder's ordering page for the current mail order form before you send anything.
Why did I get a letter offering to send me my deed for a fee?
Many new homeowners get one. The Clark County Recorder warns about companies that are not affiliated with the Recorder's Office or any government agency and that may charge much more for copies than you would pay the Recorder directly. The Recorder also says its employees do not make any type of solicitation to sell certified copies.
Here's what I'd tell a friend: if a letter offers your deed for a fee, set it aside and order straight from the Recorder.
How do I get a copy of my deed after paying off my mortgage?
Paying off the loan does not create a new deed. If your loan was secured by a deed of trust, that is a separate recorded document. When a loan secured by a deed of trust is paid off, Nevada law calls for a reconveyance to be recorded.
NRS 107.077 says that within 21 calendar days after receiving written notice that the debt is paid, the beneficiary, usually the lender, must deliver a request to reconvey. Within 45 calendar days after the debt is paid and the trustee receives that request, the trustee must record the reconveyance.
So after a payoff, you can order two things from the Recorder: your original deed, and the recorded reconveyance that shows the loan was released.
Common mistakes when ordering a copy of your deed
- Paying a mail-order company. The Recorder charges $1 a page.
- Ordering the deed of trust instead of the deed. They are different documents. Your deed shows who owns the home. The deed of trust secures the loan.
- Ordering a plain copy when a certified one is required. Ask first.
- Searching only by name. Names can be spelled several ways. If you have the parcel number (APN) or instrument number, search with that.
- Forgetting the reconveyance after a payoff. If it has not been recorded within the deadlines, ask your former lender about it.
