Las Vegas Flood Zone: How to Check a Home and Insure It

October 29, 2026

Short answer: Whether a Las Vegas home is in a FEMA flood zone depends on the exact address, so you have to check each one. You can look up any property for free on FEMA's Flood Map Service Center. If the home is in a high-risk flood zone (a zone starting with A or V) and your mortgage comes from a federally regulated or government-backed lender, flood insurance is required. Outside those zones it is optional, and most homeowners insurance does not cover flood damage.

Flooding sounds strange in the desert. Then a summer storm rolls through the valley and the washes fill in minutes. Let's separate the myths from the facts so you know what to check before you write an offer.

Does it flood in Las Vegas?

Yes. The Clark County Regional Flood Control District says flash floods are common in Southern Nevada. It points to July through September, the summer monsoon months, as the time to watch.

The District's safety guidance is worth knowing as a new resident. It says six inches of water is enough to make you lose control of a vehicle, one foot of water can float most cars, and nearly half of flood deaths happen in vehicles. Its rule is simple: turn around, don't drown.

What is a FEMA flood zone?

FEMA maps flood risk for communities across the country. Areas with a 1% or higher chance of flooding each year are considered high risk. FEMA notes that those areas have at least a one-in-four chance of flooding during a 30-year mortgage.

FEMA calls these high-risk areas Special Flood Hazard Areas. They are labeled with zones that start with A or V, such as Zone A, AE, AH, AO, or VE. FEMA's glossary describes a Special Flood Hazard Area as the area where the mandatory purchase of flood insurance applies.

How do you know if a house is in a flood zone?

Use FEMA's Flood Map Service Center at msc.fema.gov. FEMA calls it the official public source for flood hazard information. Enter the property address and look at the zone shown for that spot.

A few tips that make this easier:

  1. Check before you make an offer. It takes a few minutes and changes your budget if the answer is yes.
  2. Look at the exact lot, not the neighborhood. A flood zone can cover part of a street and not the rest.
  3. Ask your lender to confirm. FEMA says flood maps help mortgage lenders determine insurance requirements, so your lender will make its own determination for the loan.
  4. Know that maps change. FEMA says map information may change or be replaced by new maps over time.

Is flood insurance required to buy a house in Las Vegas?

Only in certain cases. Federal law, 42 U.S.C. 4012a, says federally regulated lenders and federal agency lenders may not make, increase, extend, or renew a loan secured by improved real estate in a Special Flood Hazard Area unless the property has flood insurance for the term of the loan. FEMA puts it in plain words: homes in high-risk flood areas with mortgages from government-backed lenders are required to have flood insurance.

The required amount is at least the outstanding loan balance or the maximum coverage available, whichever is less. If you do not buy the coverage after your lender notifies you, the law lets the lender buy it after 45 days and charge you for it.

If the home is outside a high-risk zone, flood insurance is your choice. FEMA notes that most homeowners insurance does not cover flood damage, so it is worth asking for a quote even when it is not required.

Does a VA loan require flood insurance?

If the home is in a Special Flood Hazard Area, plan on it. FEMA says homes in high-risk flood areas with mortgages from government-backed lenders are required to have flood insurance. VA's regulation, 38 CFR 36.4708, says when a VA loan is secured by a home in a Special Flood Hazard Area, VA must notify the borrower. That notice describes the flood insurance purchase requirements in federal law and says flood insurance is available through the National Flood Insurance Program and may also be available from private insurers.

For a PCS family, the takeaway is timing. If the home you like is in a high-risk zone, add the flood premium to your monthly payment math before you fall in love with the house.

How much does flood insurance cover?

Federal law, 42 U.S.C. 4013, sets the National Flood Insurance Program limits for a one-to-four family home at $250,000 for the building and $100,000 for contents. Private flood policies can have different limits, so compare what each one covers.

How do you buy flood insurance, and when does it start?

FEMA says National Flood Insurance Program policies are sold through more than 47 insurance companies and NFIP Direct. You can ask the same agent who sells your home or auto insurance.

Timing matters. FEMA says there is typically a 30-day waiting period before an NFIP policy takes effect. Federal law makes an exception for coverage bought in connection with making a loan, so a policy your lender requires at closing does not have to wait the 30 days. If you are buying coverage on your own, do not wait until monsoon season.

Common mistakes with flood zones

  • Assuming the desert never floods. Flash floods are common in Southern Nevada, especially July through September.
  • Checking too late. Look up the address before you write an offer, not after your lender orders the flood determination.
  • Counting on homeowners insurance. Most homeowners policies do not cover flood. Read yours.
  • Forgetting the 30-day wait. Optional coverage you buy on your own usually takes 30 days to start.
  • Treating the map as permanent. Maps can change. Check again if you are buying months after your first look.
