Nellis AFB BAH 2026: Rates by Rank and What They Cover

October 12, 2026

Short answer: Nellis AFB BAH in 2026 runs from $1,629 a month for an E-1 without dependents to $2,610 a month for an O-4 with dependents, according to the Department of Defense BAH calculator. An E-5 gets $2,070 with dependents and $1,737 without. Your exact rate depends on three things only: your pay grade, whether you have dependents, and the ZIP code of your permanent duty station.

Most people look up their BAH, see one number, and stop there. The number matters, but so do the rules around it. They decide whether you get this year's rate or last year's, and how far the allowance goes if you buy instead of rent.

What are the Nellis AFB BAH rates for 2026?

I pulled these from the official DoD BAH calculator on September 22, 2026, using ZIP code 89191. The calculator places Nellis in the military housing area "Nellis AFB/Las Vegas, NV," code NV212. These are monthly amounts.

  • E-1: $1,941 with dependents, $1,629 without
  • E-4: $1,941 with dependents, $1,629 without
  • E-5: $2,070 with dependents, $1,737 without
  • E-6: $2,208 with dependents, $1,818 without
  • E-7: $2,268 with dependents, $1,941 without
  • E-8: $2,337 with dependents, $2,103 without
  • O-1: $2,094 with dependents, $1,806 without
  • O-3: $2,382 with dependents, $2,151 without
  • O-4: $2,610 with dependents, $2,265 without

For any grade not listed here, enter your grade and 89191 in the DoD BAH calculator at travel.dod.mil. It takes about ten seconds and it is the only source I trust for this number.

Did Nellis BAH go up or down from 2025?

For at least one common grade, it went down. The same calculator shows an E-5 at Nellis received $2,100 with dependents and $1,749 without in 2025. In 2026 those are $2,070 and $1,737.

DoD says BAH follows local rental costs, and that rents generally move 2% to 5% a year. When rents in a housing area soften, the rate can drop. That is where rate protection comes in.

How does BAH rate protection work if you PCS to Nellis?

Here's what most people don't realize. Rate protection keeps your BAH from going down while you stay put. It does not follow you to a new base.

DoD's rule is that you receive the rate published on January 1 or the amount you received on December 31, whichever is larger. That protection ends if any of these change:

  • You make a Permanent Change of Station (PCS) move
  • Your pay grade is reduced
  • Your dependency status changes

So an E-5 with dependents who was already at Nellis before January 1, 2026 can keep the 2025 amount of $2,100. An E-5 with dependents who PCSes in during 2026 starts at the 2026 rate of $2,070. Once you arrive, protection applies to you too. You get any future increase and no future decrease, as long as your status stays the same.

If you are comparing notes with someone who has been at Nellis longer, this is often why your numbers do not match.

Does where you live in Las Vegas change your BAH?

No. BAH is based on your permanent duty station ZIP code, not the ZIP code of the home you pick. Living close to the gate or across the valley in Centennial Hills does not change the allowance.

It also does not change with family size. DoD says BAH separates with-dependents from without-dependents, not the number of dependents. A family of three and a family of six at the same grade receive the same amount.

Is BAH supposed to cover all of your housing costs?

No, and DoD says so directly. BAH is not intended to cover every housing cost. The rates are built from what it costs to rent a home in the local market, including utilities, and DoD's own tables build in a small out-of-pocket share, figured at 5% of the national average for each pay grade.

DoD also says you are free to decide how to use the allowance. If you spend less than your BAH on housing, you keep the difference. If you spend more, the difference comes out of your pay. There is no penalty either way.

What does Nellis BAH buy if you use a VA loan?

Let's make this simple. BAH is a monthly allowance. It does not care whether it goes toward rent or a mortgage. The real question is how your full monthly cost of owning compares to your BAH.

When you compare, count all of it, not only the loan payment:

  • Principal and interest on the loan
  • Property taxes
  • Homeowners insurance
  • HOA dues, which many Northwest Las Vegas communities have
  • Utilities, since BAH already assumes you pay them

Your lender decides how your BAH counts when they figure how much you qualify for, so ask them to show you. Then compare that monthly total to your BAH at your grade and dependency status. That tells you what your allowance covers and what, if anything, comes from the rest of your pay.

If you are still paying down debt or building savings, it is fine to decide renting makes more sense for now. You don't have to buy. The point is to know your numbers before you decide.

Common mistakes with Nellis BAH

  • Using last year's chart. Rates reset each January. A 2025 number can be off for a 2026 move.
  • Assuming someone else's rate applies to you. A coworker with rate protection may be receiving more than a newcomer at the same grade.
  • Trusting a third-party site over the calculator. Use the DoD BAH calculator for your exact grade and status.
  • Comparing BAH to the loan payment alone. Taxes, insurance, HOA dues, and utilities are part of the monthly cost.
  • Picking a home far from base to get a higher rate. Your address does not change your BAH. Your duty station does.

Frequently asked questions

What is the Nellis AFB BAH for an E-5 in 2026?

$2,070 a month with dependents and $1,737 without, according to the DoD BAH calculator for ZIP 89191.

What ZIP code do I use for Nellis AFB BAH?

89191. The DoD calculator places it in the Nellis AFB/Las Vegas, NV military housing area, code NV212.

Why is my BAH higher than a newcomer's at the same grade?

Rate protection. If you were already at Nellis on December 31, you keep the larger of that amount or the new January 1 rate. A PCS move ends that protection, so newcomers start at the current published rate.

Does the number of dependents change BAH?

No. BAH has one with-dependents rate and one without-dependents rate at each grade, whatever the size of your family.

Can I use BAH to pay a mortgage?

Yes. DoD leaves it to you how to use the allowance, whether you rent or buy. Your lender decides how it counts toward your loan approval.
