Nellis AFB Housing vs Buying: How to Decide Before Your PCS
Short answer: There's no one-size-fits-all answer. Nellis AFB housing is privatized and run by Hunt Military Communities. Your rent there is your BAH minus a utility allowance, and you can apply once you have official orders. Buying off base with a VA loan means no down payment in many cases, but you take on closing costs, maintenance, and a plan for your next PCS. The right choice comes down to how long you expect to stay, how much you want to handle, and what your family needs day to day.

Most families PCSing to Nellis weigh this question at some point. On-base housing is simple and predictable. Buying gives you more control and more responsibility. Here's how each option works, using what the housing operator and VA publish, so you can compare them side by side.
How does Nellis AFB family housing work?
Family housing at Nellis is privatized. Nellis Family Housing, operated by Hunt Military Communities, says it has 1,200 homes across 5 neighborhoods, open to every rank of Nellis and Creech active duty members.
Here's what the operator lists:
- Rent is tied to your BAH. The lease sets your BAH as the rent payment. Nellis Family Housing says your rent is the BAH you receive minus the utility allowance.
- Rent is paid by allotment, in arrears. That means no up-front rent for active duty members.
- Some utilities are included. Trash, recycling, water, and sewer come at no cost. The utility allowance covers all or part of electric and gas.
- Homes include central air, appliances, washer and dryer hookups, an attached garage, a patio, and 24-hour emergency maintenance.
- Pets are allowed with breed and size restrictions.
One detail people miss: BAH is based on rank and duty location, not on the size of the home. Nellis Family Housing says so directly.
How do you get on the Nellis housing wait list?
Nellis Family Housing says you can apply for privatized housing as soon as you receive official orders. You're eligible to be added to the wait list no more than 45 days from your RNLTD, your report no later than date.
Before a home can be assigned, you need a referral certificate from the base Housing Management Office. So start with the housing office once you have orders, and ask what the current wait looks like for your rank and bedroom needs. Wait times change, so don't rely on what someone told you last year.
What does buying off base with a VA loan involve?
VA lists three requirements for a VA purchase loan: a Certificate of Eligibility, meeting VA's and your lender's credit and income standards, and living in the home you buy.
What you get:
- No down payment when the price is at or below the appraised value, depending on your entitlement.
- No private mortgage insurance.
- Control over the neighborhood, the yard, the layout, and what you change.
What you take on:
- Cash at closing. The funding fee unless you're exempt, closing costs the seller doesn't cover, earnest money, and the inspection. My guide to VA loan costs at closing in Las Vegas lays it out.
- Your own utilities, maintenance, and repairs. VA's Buyer's Guide suggests saving for things like appliances and a roof.
- HOA dues if the community has an HOA.
- A plan for your next PCS. If you keep the home, your entitlement stays tied to that loan. My post on using your VA loan again while you still own a home explains what that means.
How do you decide between Nellis housing and buying?
Here's what I'd tell a friend. Answer these before you pick:
- How long do you expect to be at Nellis? A shorter stay leaves less time to cover the costs of buying and selling.
- Could you handle the house after you leave? Selling, renting, or keeping it all take planning.
- What does your family need day to day? Commute, school setup, yard, room for pets, space to work from home.
- How much do you want to manage? On base, maintenance is handled for you. Off base, it's yours.
- What would the monthly payment be? Compare a real pre-approval number to your BAH, not a guess. My VA loan pre-approval guide covers how to get one.
Some families live on base first and buy later, once they know the area. Others buy during house-hunting leave. Both are real options. The goal isn't just buying a house. It's picking the setup that fits how your family wants to live for this assignment.
Common mistakes when comparing Nellis housing and buying
- Waiting to apply for housing. You can apply once you have official orders.
- Comparing BAH to a guessed mortgage payment. Get a pre-approval and compare real numbers.
- Forgetting the costs on-base rent already covers, like water, trash, and maintenance.
- Buying without a next-PCS plan. Know what you'd do with the house before you close.
- Relying on old wait-list stories. Ask the housing office for the current picture.
