VA Loan for PCS Families in Las Vegas: What to Know Before You House Hunt

October 15, 2026

Short answer: A VA loan for PCS families in Las Vegas works the same way it does anywhere else. You need a Certificate of Eligibility, you have to meet VA's and your lender's credit and income standards, and you have to live in the home. What changes with a PCS is the clock. You may only have a few days on the ground, so the loan work, the budget, and the community list need to be done before you land.

If you've bought with a VA loan before, most of this will sound familiar. If this is your first time, it can feel like everyone is telling you something different. Let's make this simple. Here's what VA itself says about the loan, and the order I'd tell a friend to handle it in before a PCS to Nellis.

Who qualifies for a VA home loan?

VA says active-duty service members, Veterans, National Guard and Reserve members, and certain surviving spouses may be eligible. For someone currently on active duty, VA's Buyer's Guide says you need at least 90 continuous days of service.

VA's Buyer's Guide lists three things you need for a VA purchase loan:

  1. A VA home loan Certificate of Eligibility (COE).
  2. VA's and your lender's standards for credit, income, and anything else they require.
  3. You'll live in the home you're buying with the loan.

That last one matters. A VA loan is for your home, not a rental you'll never live in.

What does a VA loan actually give you?

VA's Buyer's Guide describes the loan guaranty as an agreement that VA will reimburse your lender if the loan is lost to foreclosure. That guaranty takes the place of your down payment. Here's what VA lists as the main benefits:

  • No down payment, as long as the sales price is at or below the home's appraised value.
  • No private mortgage insurance (PMI) or mortgage insurance premiums.
  • Fewer closing costs, which the seller, lender, or another party may pay.
  • No penalty for paying the loan off early.

How much you can borrow with no money down depends on your entitlement. My guide on full VA entitlement explains how to check yours. If you still own a home from your last duty station, read using your VA loan again first.

What does a VA loan cost?

Zero down doesn't mean zero cost. Plan for three things:

  • The VA funding fee, unless you're exempt. VA says it can be paid in cash or included in the loan. The rates and exemptions are in my VA funding fee guide.
  • Closing costs. VA's Buyer's Guide says you can negotiate with the seller on these, as long as seller concessions don't go over 4%. The full list is in what a VA loan costs at closing in Las Vegas.
  • Your own cash. Earnest money, the home inspection, moving costs, and anything the seller doesn't cover.

On credit: VA says it does not set a minimum credit score, but lenders do. My post on VA loan credit score requirements covers what that means for you.

What should a PCS family do before house-hunting leave?

Here's what most people don't realize. The families who come home with a contract usually did the loan work before the trip.

  1. Get your COE. VA says a current COE can also show how much entitlement you have left if you've used the benefit before.
  2. Get pre-approved. VA's Buyer's Guide says you can take your lender's pre-approval letter to your agent and start shopping. My VA loan pre-approval guide walks through what lenders ask for.
  3. Shop lenders on your schedule, not theirs. VA's guide notes that multiple mortgage credit checks within a 45-day window are recorded as a single inquiry. Compare Loan Estimates before you fly.
  4. Set your budget from the payment, not the approval. VA says it doesn't decide how much you can borrow. It does require enough income left over after your mortgage and other bills.
  5. Narrow your communities. Decide what matters most first: commute, school setup, yard, HOA, room to grow. Then match communities to that list.

What happens after your offer is accepted?

Two VA-specific protections show up here.

The VA appraisal. Your lender orders it from a VA-approved appraiser. It gives an opinion of value and checks the home against VA's minimum property requirements. My VA appraisal guide covers the details.

The VA escape clause. VA requires it in the sales contract for every VA loan. It lets you walk away without losing your earnest money if the price is higher than VA's appraised value.

And one thing VA doesn't require but strongly recommends: a home inspection. VA says the appraisal does not take the place of an inspection.

Common mistakes PCS families make with VA loans

  • Waiting until you land to talk to a lender. Pre-approval takes paperwork. Do it from home.
  • Assuming zero down means zero cash. Plan for earnest money, the inspection, and any costs the seller doesn't cover.
  • Skipping the entitlement check when you still own a home from your last base.
  • Treating the appraisal as an inspection. VA says they aren't the same thing.
  • Buying the approval amount instead of the payment you're comfortable with.

Frequently asked questions

Do I need a down payment for a VA loan in Las Vegas?

VA says there's no down payment as long as the sales price is at or below the appraised value, depending on your entitlement.

Is there a minimum credit score for a VA loan?

VA does not set one. Lenders set their own minimums.

Can the seller pay my closing costs on a VA loan?

VA allows the seller, lender, or another party to pay fees on your behalf. VA's Buyer's Guide says seller concessions can't exceed 4%.

Do I have to live in the home?

Yes. VA lists living in the home you're buying as one of the requirements for a VA purchase loan.

Does a VA appraisal replace a home inspection?

No. VA says an appraisal is not a home inspection and highly recommends getting an inspection.
