VA Loan Limits 2026: When the County Limit Applies and How to Run Your Numbers

October 10, 2026

Short answer: If you have full VA entitlement, VA says you don't have a loan limit, as long as you can afford the loan and the appraisal supports the price. VA loan limits in 2026 only come into play when you have less than full entitlement, for example when you still have a VA loan on your last home. In that case VA uses the county's conforming loan limit. For 2026, the one-unit limit in Clark County, Nevada is $832,750.

This matters most for PCS families. If you are keeping your last house as a rental and buying again in Las Vegas, the county limit is part of your math. If this is your first VA loan, it probably isn't.

Is there a VA loan limit in 2026?

It depends on your entitlement. VA's loan limits page says that with full entitlement, you don't have a loan limit, as long as you can afford the loan amount and the appraisal supports the purchase price. The same page says your lender still has to approve you, and the largest VA loan on any one home is the appraised value or the purchase price, whichever is lower.

Without full entitlement, VA bases your remaining entitlement on the county loan limit where you are buying. That is where the 2026 numbers come in.

Not sure which group you are in? VA's page says that if your Certificate of Eligibility shows basic entitlement of $36,000, you have full entitlement. For the full explanation, see what full VA entitlement means and how to check yours.

What is the VA loan limit in Las Vegas for 2026?

VA says its home loan limits are the same as the Federal Housing Finance Agency (FHFA) conforming loan limits. FHFA announced the 2026 limits on November 25, 2025. The one-unit baseline for most of the country is $832,750, which FHFA says is up $26,250 from 2025.

Clark County, Nevada, which includes Las Vegas, is at that baseline. FHFA's 2026 county list shows Clark County at $832,750 for one unit. I checked the list on October 10, 2026.

VA says to use the one-unit limit even if the property has more than one unit.

How do you figure out your remaining entitlement?

VA's loan limits page walks through four steps:

  1. Find the entitlement you already used. It is on your COE under "Prior Loans charged to entitlement."
  2. Find the county's one-unit limit. For Clark County in 2026, that is $832,750.
  3. Multiply the limit by 0.25.
  4. Subtract the entitlement you already used. What is left is your remaining bonus entitlement.

Then multiply your remaining bonus entitlement by 4. VA describes that number as the most that most lenders would typically lend you with no down payment.

What does that look like on a Las Vegas home?

Here is an example of the math, not a quote. Say your COE shows $50,000 of entitlement tied up in a VA loan on the house you are keeping at your last duty station.

  • Clark County limit: $832,750
  • $832,750 x 0.25 = $208,187.50
  • $208,187.50 minus $50,000 used = $158,187.50 remaining bonus entitlement
  • $158,187.50 x 4 = $632,750

In this example, most lenders would lend up to about $632,750 with no down payment. Your own number depends on what your COE shows and what your lender approves.

Can you buy above the limit with a VA loan?

Yes. VA says that if you are able and willing to make a down payment, you may be able to borrow more than the county limit.

VA also says most lenders want your entitlement, your down payment, or both together to cover at least 25% of the loan. Using the example above, a $700,000 loan would need $175,000 of coverage (25%). Remaining entitlement covers $158,187.50, so the gap is $16,812.50. That gap is roughly the down payment a lender would ask for. Again, that is an illustration. Your lender runs the real figure.

What mistakes do buyers make with VA loan limits?

  • Assuming everyone has a cap. With full entitlement, VA says there is no loan limit. Your income, debts, and the lender's approval set your budget.
  • Assuming no one has a cap. If you still have a VA loan on another home, the county limit shapes how much you can borrow without money down.
  • Using last year's number. FHFA updates the limits every year. Use the figure for the year you close.
  • Guessing at used entitlement. Pull your COE before you shop. The number you need is printed on it. See how to get your VA certificate of eligibility.
  • Forgetting the appraisal. Even with no limit, the VA loan cannot be more than the appraised value or the price, whichever is lower.

Frequently asked questions

What is the VA loan limit for 2026?

With full entitlement, VA says there is no loan limit. With remaining entitlement, VA uses the FHFA county limit. The 2026 one-unit baseline is $832,750, and Clark County, Nevada is at that baseline.

Do VA loan limits apply to first-time VA users?

Usually not. If you have never used your VA loan, you typically have full entitlement, and VA says you don't have a loan limit. Your lender still decides how much you qualify for.

Where do I find how much entitlement I already used?

On your Certificate of Eligibility, under "Prior Loans charged to entitlement."

Can I borrow more than the county limit with a VA loan?

Yes. VA says that if you are able and willing to make a down payment, you may be able to borrow more than the county limit. Most lenders want entitlement and down payment together to cover at least 25% of the loan.

Does VA require a minimum credit score?

No. VA says it does not require a minimum credit score, but some lenders do.
